Buying
Buy with someone who knows how houses and land are put together.
Jeff Moyer spent years in construction and landscaping before real estate, and he has lived in the Stoughton area all his life. He helps buyers look past the listing photos to the things that decide what a property will cost to own.
How buying usually goes
Every purchase is a little different, but most follow these steps.
-
Talk to a lender first
A pre-approval tells you what you can borrow and shows sellers you’re ready. Compare at least two lenders: rates, fees, and loan types differ.
-
Decide what matters
Location, size, and budget come first. For rural property, add the practical questions: well and septic, road access, outbuildings, and how the land drains.
-
Look closely
Jeff’s construction background helps spot what to ask about early: roof and foundation, additions, drainage, and the cost of repairs you may be taking on.
-
Make an offer
Price is only part of an offer. Contingencies for financing and inspection, and the closing date, can matter just as much to a seller.
-
Inspect and test
Inspections, and for rural property well water and septic evaluations, are your chance to learn about the property before you commit.
-
Close and move in
Your lender, the title company, and Jeff work through the paperwork. Then it’s yours.

Buyer questions
Straight answers to what buyers ask Jeff most.
Should I get pre-approved before I start looking?
Yes. It sets a realistic budget, helps you act quickly when the right property comes up, and sellers take pre-approved buyers more seriously.
What’s different about buying a rural home or land?
Rural property often has a private well and septic system, may have outbuildings or farmland, and can come with zoning or access questions. Jeff helps buyers ask about these early, before they shape the price or the plan.
Are the mortgage rates on this page what I’ll get?
No. They are weekly national averages that give a sense of where rates are. Your rate depends on your credit, down payment, loan type, and lender.
Thinking about buying?
Tell Jeff what you’re looking for and where. He’ll help you figure out the next step, whether that’s a lender, a showing, or a walk around a piece of land.
